Avoiding the problems of fitting out your new holiday property

This article is one of series written following our own recent experiences when purchasing a holiday villa in Casares Del Sol, in Spain’s Costa Del Sol. The path to holiday villa purchase abroad has many routes and along our path we have picked up some pointers.

Congratulations if you are buying a holiday home abroad! One of the next large expenditures is the furnishing of the holiday apartment. Certainly when we bought our holiday home we were contacted by interior designers at least a year before the completion date. Such holiday furniture companies will supply anything from a knife and fork to a bed.

The initial thing you need to do is decide what you are going to use the holiday home for? Is it purely for your own use? Will you have family and friends to use it? Will you rent it out? How often will the apartment be in use? When you have decided upon the answers you are ready to move on to the next questions. What money do you have available to kit out the property? Are you going to design the interior yourself or have someone to do it for you?

An villa furnishing company will be able to install all you need, via villa furniture packs. For a 2 bedroom apartment a pack will vary from 6,000 Euros to whatever sum you want to spend. In our opinion keep away from the lower priced packages, the goods are too cheap and will almost certainly not survive very long.

Whilst a company will take the pressure off you, are you happy for someone to design the interior on your behalf? From our perspective we were only too pleased to agree to such an offer. The pack was installed in one day. However we found a few things which we were not expecting:

1. The bedding was cheaper than we would have preferred, whilst it looks fine it will not last long.

2. We could have acquired the kitchen items ourselves at the nearest large supermarket, they stock the same, and we almost certainly paid 60% extra for them.

3. The TV bought was a normal style not a flat screen, you would have to pay extra for one, but we did not ask!

However on the plus side using such a company we did not:

1. Need to waste time in the shops,

2. Be there to accept deliveries

3. Put curtain poles and other such items up

Overall it was great just opening the front door post installation and seeing it all clean, new and well laid out. The company even sent us pictures once the job was finished. Would we do the same again? With the experience gained now we would like to design our own interior and do the whole process ourselves. The big question is do you have the time to do so? You can only answer that question yourself

Each person uses approximately 40 litres per person per day, so take the number of people and X by 1.5 – 2 times the need for hot water per person.
The Overall Surface of Collectors
Solar heating in the South is greater by 35 to 50% compared to the northern regions. The surface of collectors(Panels) necessary in the South will be less to get the same amount of hot water than in Northern localities.

Improve Your Decor With Easy To Use Wall Stencils

If you want to decorate an area, whether it be a child’s room, your ceiling or even the front of your house, it does not matter whether you consider yourself to be a fantastic artist or just about able to dab on some paint. Interesting and exciting patterns can be created with the use of one or more stencils, just follow our basic steps:

Step 1. Use a quality template

Make sure that the stencil you are using is quality and from a reputable seller. Read their feedback from previous customers. Having the stencil soak through with paint in the middle of the masterpiece would be highly annoying. Likewise, not knowing the order in which to paint multi-layer stencils could lead to a disaster. So instructions, and a picture of the finished work, are essential on all but the easiest stencil designs.

Stencil paint is best applied using either a brush, sponge or a roller. Select a soft but stiff, round brush for stencilling and apply the paint carefully avoiding a build up of excess paint at the edge of the stencil design, else you will find the paint creeping under and spoiling the effect.

If the stencil requires the use of multiple colours, consider the use of an applicator per colour rather than trying to wash it in between each colour. Washing the brush or roller will only lead to water being carried onto the paint, which could result in a run.

Step 3. Use the correct technique

In order to avoid paint being dragged under the stencil design, always start your stroke at the edge of the wall stencil and work towards the centre. Thus paint is being pulled away from the actual stencil, rather than dragged towards it.

The paint should be applied in thin layers, allowing each to dry between applications, if required. Again, overuse of paint is risking allowing the paint to run under the stencil design and spoil the effect.

Step 4. Don’t move the stencil

Whilst applying the paint you might be using the stencil design several times in one position, whilst applying different colours. So tape the stencil in place firmly, but using a suitable easy to remove adhesive tape that won’t damage the areas already painted. And if you are taping an area that has already been painted, make sure it is well dry and firm!

Step 5. Clean the stencil before moving on

If using the stencil design once on a job isn’t sufficient, then ensure that it is properly cleaned before repositioning it ready for the next use. Any unused paint might just run off onto the next part of the pattern and look unsightly, spoiling the beautiful stencil effect.

Read the contract carefully whether there is a clause which states that in case of a late finishing of the house the contractor gets a fine.

You will not be the first to be disappointed by a contractor. Therefore it is very important to select a professional and certified Philippine construction company. Choose carefully with whom you work together. If you spend too little money you might get not a cheap house but a heap of stones…

The first Philippine houses were probably built of clay and bamboo. Later came the whole wooden houses of sawn planks, and later houses were built of brick or hollow blocks. Today houses are often built with concrete, some with insulation and finished with façades. Because building with wood also has some disadvantages like termites. In high-rise buildings where concrete will be used, there should be a good foundation be created. Draw a floor plan of your new room.

It is difficult to estimate how much things fit in your new room. Draw your room therefore to scale on paper. Draw on another paper the furniture (to scale) that you like to have in your room. Make a list of stuff that you still need. A minimum inventory consists of a bed, a desk and a cabinet. Everything else that fits in your room is a bonus. Ideal furniture does not have to be solid and make sure you can pass through or under it.|But only the furniture is not enough. If you are staying in rooms, you will also need other stuff. For example pans, plates, cutlery and a trash can. Agree with your new roommates what stay and what you should take.

Buy practical and affordable furniture and other things. In one afternoon you can shop your whole room together from the blinds to a brush. You just want something special, or you have little money to spend for your room? Go to a second-hand-Market and retail outlets.

A sofa bed is a good investment if you have some space shortage. So you not only have a nice place to sit, but also to sleep.

Paint walls and ceiling.

It is a myth that when you paint your room white it appear larger. You can also give walls a color, just do not forget to also paint the ceiling (possibly a couple shades lighter). Dark walls with a ceiling light reduce the room. Paint the window frames and boards in a neutral color, so that your room not looks chaotic. Check in advance whether the landlord approves your plans.

Make sure you do not use too many different colors in the room.

With mirrors it looks like it increases the space of the room. The best place for a mirror is when the space outside the room is reflected. This might be really outside, but also other rooms.

Cabinets that go through the ceiling to make your room even “bigger”. Do you have many photoframes? Hang them within a framework so that the outer sides of the frames are together in a large square or rectangular shape.
